Case Study – Greenwood Court – Small office success

Array

Hazells are pleased to announce the recent completion of four separate office lettings at Greenwood Court, Skyliner Way, Bury St Edmunds. The lettings highlight the continued improvement in demand for small, high-quality offices and positive impact Class E has had on the traditional office market. Three of the four new occupiers are offering a variety of clinical, medical and health related services under the wider use Class E.

Greenwood Court comprises an attractive development of four office buildings capable of being let as eight individual office suites. The lettings, totalling just under 4,000 sq ft of space, bring occupancy levels back up to 100% on the development, having been as low as 50% earlier in the Summer.

Hazells were appointed by the Landlords, Cedar Tree Estates, to act as sole agents in the spring and have proactively worked with them to find and secure new tenants, as well as provide advice on dilapidations and refurbishment.

Louise Tupman, Director at Cedar Tree Estates commented:

“We are extremely grateful to Hazells for introducing a broader range of potential tenants to Greenwood Court than previously considered.  Their support and guidance over the past 6 months has enabled us to be more creative in our lettings, for which we are especially grateful during this challenging economic climate.”

Greenwood Court demonstrates that in an office market which continues to challenge, the combination of a flexible and approachable Landlord, consideration of wider Class E uses and offering high quality space, are key to securing new tenants. Two further suites are due to become available over the coming weeks.
