We are a private firm of Chartered Surveyors which is both regulated by the Royal Institution of Chartered Surveyors (RICS) and a member of the Association of Residential Letting Agents (ARLA). We let and manage residential properties within a 20-25 mile radius of Bury St Edmunds, which includes Stowmarket, Thetford, Mildenhall, Brandon, and all outlying villages in Suffolk.
We maintain the highest professional standards in all aspects of property management.Importantly, we do not sell houses, so we can concentrate entirely on lettings and management. Our advice is completely independent. All of our managed properties are available to prospective tenants, nationwide, through our partnerships with Onthemarket.com and Rightmove.co.uk, plus regular advertising in local newspapers and other publications.

Insurance
Landlords are well advised to ensure that their property is insured adequately including cover for loss of rent in the event of the property becoming un-inhabitable as the result of an insured loss and limited contents cover for any fixtures and fittings at the property (eg carpets, curtains and cooker). Landlord Fees
Management service
Standard Management: 12% (10% plus VAT) of the gross rent received* – as an example if the monthly rental of your property is £750 the fee will be £90 inclusive of VAT
First letting: £480
Subsequent lettings: £390 (where properties are managed)
Cost of Inventory: £65-£105 (dependent of property size)
Deposit registration Fee: £30
Tenancy renewal / document fees: £90
Attending court/tribunal: £180 per day or part thereof
Annual Statements: £30

Rent Collection Service
Standard Rent Collection: 8% (6.6% plus Vat) of the gross rent received – as an example if the monthly rental of your property is £750 the fee will be £60 inclusive of VAT
First Letting: £525
Subsequent Lettings: £415 (where properties are managed)
Cost of Inventory: £65-£105 (dependent of property size)
Deposit registration Fee: £30
Tenancy renewal / document fees: £150
Attending court/tribunal: £180 per day or part thereof
Annual Statements: £30
Let Only service
Letting and tenancy set up: 60% of the gross rent subject to a minimum fee of £750
