We are here to guide our clients through the entire process, from the initial decision to sell land right through to exchange and completion.

We act for a wide variety of different landowners including farmers, family estates, corporations and private clients. We provide all the advice a client needs in negotiating terms with land promoters and house builders to maximise land potential.


We will act for one or multiple landowners whom are seeking to promote or sell land and may have the need to combine various parcels of land and legal interests to unlock the full potential of their collective holdings.

We act on behalf of the potential buyer providing expert advice on opportunities, planning considerations, values and negotiations all with a view to securing land at a reasonable price and ready for the next stage in the development process.


We are here to provide guidance and advice for landowners when approached to sell their land by housing developers or large organisations including public/statutory services seeking easements or access through or under their land. We act on their behalf to negotiate a market appropriate price for their land.

PDF Attleborough – 18 acres sold in tranches

Hazells acted for a land owner and sold a site unconditionally to a regional house builder of approximately three acres for residential use. Simultaneously Hazells formed a consortium of adjoining land owners and granted the same house builder a conditional Option for the planning promotion and purchase of an additional 15 acres, including the establishment and ultimate release of ransom strips. The final phase was granted a resolution to grant planning consent in autumn 2015. Download a copy of the lay out plan for the final phase of 91 dwellings.

PDF Moreton Hall, Bury St Edmunds – 50 acres resolution for consent for 500 dwellings

Acting for the land owner Hazells has negotiated the terms of a disposal of land to national house builders Taylor Wimpey. Negotiations included strategic infrastructure considerations, liaising with multiple agencies/adjoining land owners and agreement on land disposal value. The site obtained a resolution to grant planning consent in autumn 2015 for a hybrid application, subject to finalisation of s.106 Agreements. Builders are now on site and it is understood that houses are selling well in the first phase of development. Download a copy of the Master Plan for further information.

PDF Rushbrooke Lane, Bury St Edmunds – 175 acres due for application in 2015 for 1,250 dwellings

Hazells commenced work on this site in the late 1990s bringing together multiple land owners into a consortium agreement and subsequently negotiating the terms of an Option to regional house builders. This was a long term strategic greenfield site where the house builder was required to spend many years promoting the site within the planning policy framework of the local authority. Eventually the site formed part of the adopted Bury St Edmunds Vision 2031 adopted by the Local Authority in 2014. The Master Plan was formally approved in September 2015 and resolution to grant consent was granted in late 2016. Negotiations are currently underway to agree S.106 contributions and there is an expectation that planning consent will become unconditional by spring 2018. PDF Stowupland – 26 acres greenfield site on edge of village

Hazells acting for two land owners negotiated terms for the planning promotion of the site with national planning promoters. An initial application for 190 dwellings has been made for the site and subsequently refused by the local authority. A revised application for 175 dwellings and sympathetic detailing around a nearby listed property was re-submitted as part of an Appeal process. The Appeal was upheld and Hazells then proceeded to sell the site on the open market to the highest bidder with completion taking place in Q2 2017.
