A day in the life of Lettings and Residential Property Management

I would not have thought as a child that I would end up where I am today. I mean who when asked the question ‘what do you want to be when you grow up?’ responds with ‘A Lettings and Property Manager!’

But I love my job! I get to meet new people and show them their new homes, I get to look after assets on behalf of their owners, I get to work with people of all walks of life and get to learn something new every day. There is variety.

I never know quite what is going to happen on a day to day basis, that is the beauty of it.

At Hazells, I along with my colleagues deal with every aspect of Lettings and Property Management, from market appraisals and viewings, maintenance, and general management of Tenants and tenancies, we do it all. This means that we look after our Landlords and Tenants from start to finish. There is no dealing with teams of people in head office, we provide a personal touch to our Property Management. I spent years working for corporate Letting Agents where the usual complaint was ‘I speak to a different person every time I call’. With Hazells it’s different. You really will always speak to the same people in relation to your property, there are only seven of us in the office.

We remain up to date with all legislation in relation to Property Management and Lettings, ensuring that our Landlords are compliant at all times. I am currently in charge of booking and ensuring that all of our Gas Safety Inspections, Electrical Installation Condition Reports and EPCs are in place.

I am also completing a lot of property inspections. I am using this to build my local knowledge as well as my knowledge of the properties that we manage. Property inspections are key in ensuring that the Tenants that we have placed in properties are looking after them and for picking up maintenance that a Tenant may not have reported.  It also gives me the opportunity to meet our Tenants and build a rapport as a new staff member. This makes it easier moving forward to manage the properties and the Tenants.

Customer Service is incredibly important in Lettings and Property Management, therefore I like to try and work with our Landlords and Tenants to get the best outcome for everyone. Happy Tenants, mean happy Landlords, which makes me happy.

The way I look at it, at the end of the day, our Landlords’ assets is our business; so it is important that our Landlords know that we work in their best interest to protect that asset.
