EPC Changes
With the recent changes in legislation announced by the Prime Minister landlords should worry no more about ensuring their residential properties are able to achieve a Band C assessment by 1st January 2031. This requirement has been abandoned.
It is still necessary to achieve a Band E in order to let a property, unless an exemption has been proven and registered.
This is somewhat galling for those landlords who have spent money in achieving Band C assessments already and “future proofing” their properties before the recent changes. However, it should be remembered that prospective tenants (especially USAAF members) do have due regard to EPC ratings when selecting a property to rent. And in the best interest of combatting global warming it must be a good thing to improve energy efficiency, even if it is no longer a legislative requirement.
